Residential
Homes are the only buildings people live inside for decades. We design storage before we design facades, cost the maintenance before we cost the marketing, and keep a stake in the building long after the last apartment settles.


Hospitality
A hotel is a business before it is a building. We bring the operator in at the start, because the difference between a good floor plan and a profitable one is knowing who will be cleaning it at 6am.


Industrial
Industrial buildings fail quietly — a turning circle three metres short, a dock at the wrong height. We design around how goods actually move, then hold the asset long enough to find out whether we got it right.


Community & Education
Schools and community facilities outlive the budget cycles that fund them. We build for the fortieth year: durable surfaces, replaceable services, and rooms that can become something else when the neighbourhood changes.


Commercial
A workplace is judged by its running costs and its ability to change. We develop efficient floorplates with room to reconfigure, then hold them — which means every saving we make in construction, we pay for in operation.


Retail
Retail works when the people are already there. We size centres to the population that surrounds them rather than the population a forecast promises, and we favour tenancies a neighbourhood actually uses over the ones that photograph well.
